Immediate end of tenancy inspection and chattels check so any cleaning or tenant damage can be claimed from the bond.

Managing routine maintenance and refurbishment while vacant.

Arrange for landlord insurance if required.

Tenant selection and management

Advertising and on demand showing of property to prospective tenants.

Tenant screening including credit and reference checks, as well as rental history and income verification.

Preparation and execution of Residential Tenancy Agreement and lodgement of the bond with the Department of Building and Housing.

Collect rent from tenant at least a week in advance.

Manage end of tenancy claims against the bond.

We seldom have to resort to legal remedies but if necessary we attend mediation and tribunal hearings.

Daily monitoring of rent arrears to ensure that the rent is in our account the day it is due.

Immediate contact with tenant to ensure any late payment is remedied.

Timely follow up of any defaults with legal notifications as prescribed in the Residential Tenancies Act.
